Our Proposals
Taylor Wimpey is currently consulting local residents as part of its preparations for an outline planning application for around 150 new homes, a new public park and garden of remembrance in Eccleshall, Staffordshire.

The vision
Taylor Wimpey is seeking to deliver around 150 new homes on land off Shaws’ Lane, on the western edge of the bustling market town of Eccleshall. A range of homes are proposed, of which 40% will be provided as affordable housing to meet local need.
The proposed development site is located in a highly sustainable location, with good connectivity to nearby services and facilities.
Taylor Wimpey’s proposals will also see the creation of a new 4.73 hectare public park and garden of remembrance, which will be designed in consultation with the Holy Trinity Church.
Attractive new green spaces will protect and create new wildlife habitats, and both new and existing residents will benefit from new pedestrian connectivity to the High Street and the development at Overton Manor.
What is an outline planning application?
An outline planning application agrees the principle of development on a site. If approved, an outline planning application is followed by a reserved matters submission, which must also receive its own approval from Stafford Borough Council. The local community will also be consulted at this time on the detailed aspects of the design such as the layout.

Stafford Borough has an increasing need for new homes. This development would help to meet this demand, with high-quality, well-designed and energy efficient homes of a variety of types and tenures, including 40% to be provided as affordable housing.
New homes support local services and amenities and new residents can help to sustain local businesses, ensuring that they remain viable and well-funded.
Alongside the new homes, a significant portion of the site (4.73 hectares) will be earmarked for a new landscaped public park, including a new garden of remembrance, for new and existing residents. Existing residents will also be able to easily access the new public space through pedestrian access points at the east and northeast of the site, just a few minutes from the High Street.

The site is bordered by Shaws’ Lane to the south and Kerry Lane to the west.

The project has been designed with a strong focus on environmental sustainability. Planned features include:
Green infrastructure – the development will incorporate a new park, tree planting, and nature-friendly landscaping, creating wildlife habitats and enhancing biodiversity.
Sustainable transport options – new cycling and walking routes will be integrated into the design, encouraging greener modes of travel.

Pedestrians will benefit from enhanced connectivity and active travel routes throughout the site. The proposals would see new pedestrian access points created at the east and northeast of the development to connect the site to the High Street and Overton Manor. Existing residents of Eccleshall will be able to easily access the new park and remembrance garden via the same routes.
The site will have its primary vehicular access from Shaws’ Lane to the south, with road widening measures being undertaken during the construction phase to ensure the current lane can support two-way traffic. An additional access for emergency services only will be provided along Shaws’ Lane.
